Comprehensive Roofing and Waterproofing Consulting, Design and Management Services
Survey and Evaluation
- Make a visual observation of existing conditions, noting problems, defects, and items that
require repair or replacement.
- Investigate the source of reported roof leaks. Perform an Infrared Scan if determined necessary.
- Prepare a roof drawing, indicating locations of necessary repairs and maintenance items.
- Prepare a written report outlining pertinent data, overall condition, and estimated remaining service life. Prioritize areas of repair or replacement and make recommendations for repair and maintenance procedures.
- Maintain a project file for the client.
Maintenance and Budgeting
- Prepare a checklist for maintenance personnel to follow when making routine maintenance inspections.
- Provide information on procedures to follow for warranty repair work.
- Provide budget information for maintenance and repair work on a yearly basis.
- Provide budget information and/or comparison pricing of different types of systems for replacements.
Construction Documents
- Perform evaluation of existing conditions, existing problems, and special design considerations. Discuss systems design, budget concerns, and work priorities with client.
- Present design options and recommendations to client.
- Prepare customized, concise plans and specifications for the project. Contact qualified contractors to bid the project.
- Hold a pre-bid conference to clarify the scope of the work to be performed and conduct a tour of the project for interested bidders.
Construction Observation
- Provide construction observation on an ongoing basis while roofing work is being performed so that the contractor delivers high quality workmanship and materials in accordance with contract Documents, material manufacturer requirements, and industry standards.
- Provide a written daily report to document the progress of the project work. Follow-up to determine that any necessary corrections have been completed.
- Preform final observation of the completed work with the client upon completion of the work and before final payment. Document punch list items and assist with project close-out.
Contract Administration

Assist client in qualification and selection of contractor to perform work.
- Prepare contracts and verify contractor compliance in related contract requirements, such as insurance, bonds, schedules, material lists and submittals.
- Hold pre-construction conference with the contractor, project foreman/superintendent, and client to discuss the project and confirm project parameters with all parties.
- Verify and approve contractor’s pay requests.
Field Administration
- Provide construction observation on an ongoing basis to monitor work throughout the project.
- Provide a written daily report to document the progress of the project work. Follow-up to determine that any necessary corrections have been completed.
- Perform final observation of the completed work with the client upon completion of the work and before final payment. Document punch list items and assist with project close-out.
