Ice damming and corresponding moisture infiltration were a large problem for this luxury apartment complex with hundreds of units. A main contributing factor to this was massive heat loss into the attic space from the CMU elevator shafts. Infrared images taken during our investigation allowed us to pinpoint these heat loss sources. The solution? Complete encapsulation of the elevator shafts in an application of closed cell spray foam insulation. Positive results were seen immediately and heat loss and resulting ice damming are no longer an issue for the ownership, management, and tenants of this apartment complex.
